The #1 Best way to Kill Ants

We're going to make the best ant killer that there probably is. We're using boric acid, it usually comes in an unmarked white container. You can get it at a pharmacy, in our area you can't get it in a pharmacy anymore, you can only get it in the pest control section at the hardware store. Ace, Home Depot etcetera.


First we mark our containers as "Poison," We even  mark the spoon, so nobody uses this. Using one teaspoon of sugar, table sugar, and one squirt of Hot Shot or boric acid. It's boric acid, no matter what it's called. One squirt of powder. Then a few drops of water. Stir it up real good. You're going to make a paste. If you spill remember it's poison, so you want to make sure you clean it up. It has sugar because the ants are going to crawl from all the neighbors, they're going to turn all your poison you just made covered with black ants, or whatever color ants you have, and they're going to carry it back to the queen.


Therefore, the whole colony will eventually die, but they are going to come from the neighbors, they're going to come from all over, so don't be surprised. It's kind of fun watching it all turn black, when they come and get it. I use a Gatorade lid. A large Gatorade lid or medium, whatever you have. Then I use the spoon I mixed it with and pour a little bit into the Gatorade cap. Some people use an index card or a piece of paper. It's better if it's a paste. Then you just go and put it, I like to put this inside the cabinet where the ants can find it, the pets cannot, and children cannot.


So I put it into the cabinet and close it up. I also put the leftovers in there too, and just leave it. It eventually dries up, and then you have to make another batch or take a screw driver and scrape it off and leave the powder. It actually is more potent then. Keep doing this until they are gone. For my area it is about 3-days, twice a day, morning and afternoon.   

This one would be fine outside, in a place where cats are not going to go and get it. In my video I made it wrong by putting too much water in it. Do not put the paper cup you mix with under the water, put the spoon under the water to catch 2 drops, then pour in and stir to make paste.  

 So I hope that everybody learns from this, and has great success and fun watching all the ants come and get it. I have been using this since 1995. It works!

Tracy Elman: "And we're here today at an open house and we're talking about finance for first time home buyers." Tracy Pedevilla: "Yes, there are programs out there for first time home buyers specific to help you out. We have CalHFA which is down payment assistance and we also have a first time tax credit for anyone who hasn't owned a home in 3 years you are considered a first time home buyer." Tracy Elman: "And what does a first time home buyer need to have in order to get one?" Tracy Pedevilla: "That is a great question because a lot of home buyers don't realize the amount of paperwork and documentation that does go into buying a first home. But to get pre-qualified, the basics are your two years tax returns, your two years W2's, some pay stubs, some bank statements and we can pretty much do the rest from there. We can get the full story, if you need anything else there's going to be a lot of hoops to jump through, there's going to a lot of T's to cross, a lot of I's to dot, but we will be there to hold your hand." "We are all 24/7, we're on our phones, we're on our emails, anything you need we'll be there." Tracy Elman: "Oh, that's great. As a realtor we need to be able to reach you." Tracy Pedevilla: "I'll be there for you, too, Tracy." Tracy Elman: "Great. Thank you, Tracy. So another question that people want to know is about the programs that are available to them as first time home buyers." Tracy Pedevilla: "Yes, so like I said, the tax credit is one of- we're the only lender in Santa Clarita that's offering this right now, and you basically get an additional 20 percent back on your taxes each year." Tracy Elman: "Oh, wow." Tracy Pedevilla: "So it's a great added benefit. I mean, owning a home in general is such a great tax break, but to have that extra 20 percent back really helps a lot of people out, and it's a great benefit. Like I said, only three years of not owning a home." Tracy Elman: "That's fantastic and not too long to wait. So any other tips or advice for first time home buyers?" Tracy Pedevilla: "Just know going into it that you're going to hate us at some point, but we will be your best friend at the end of it." Tracy Elman: "Okay." History of Fighting, Martial Arts and more




Tracy Elman:Hi, I'm Tracy Elman and this is Irvin Burton.

Irvin Burton:Hi, how you doing?

Tracy Elman:Irvin is an amazing trainer in self defense, kickboxing, boxing, martial arts, and more. Tell us about the history of how all of that originated.

Irvin Burton:Well, you're talking about the history of martial arts right?

Tracy Elman:Yes, (affirmative)

Irvin Burton:Well, martial arts started ... It's been alive as long as man has been alive. It's been on every continent in the world. Everywhere from the Americas to China, to Africa. It's been everywhere, even in places like Europe, Asia, Japan. You name it.

Tracy Elman:What year was that?

Irvin Burton:Well, they found evidence of it as early as 4,000 B.C. They've shown pictures on pots in Egypt with boys boxing with boxing gloves on. There's word of 2,500 B.C. where they have wrestling in China. 3,000 B.C. they've got [Pancration 00:01:18], which is the Greek version of MMA. They've got all sorts of things going on. It's been around for thousands of years.

Tracy Elman:That's fascinating. Boxing? Is that the same?

Irvin Burton:Well, boxing's a little different. It's evolved mostly into the sport aspect, but boxing itself has been around for thousands of years as well. It's actually older than most martial arts that we are familiar with. It's older than karate, it's older than kung fu, it's older than certainly a lot older than TaeKwonDo. It's older than most martial arts in existence today. It's pretty much been around since the dawn of man.

Tracy Elman:Wow. Kickboxing? How did that arrive?

Irvin Burton:Well, kickboxing's arrival was different on pretty much every continent. If you're talking about, let's say, China on the Asian front, kickboxing evolved ... Let's take China for example. Kickboxing evolved from basic boxing and using a lot of techniques, using the feet, a little more exotic than the traditional boxing. They used it. China had a different understanding of boxing. To them, boxing meant the use of all limbs, not just the hands. Chinese boxing was really called ... They used to call it the law of the fists, also known as kenpo to be exact. Chinese kenpo was known as boxing. They used everything. They used the back of the hand, the elbow, the forearm, the head, the knee. That was boxing to them. That was Chinese boxing.


If you look at the French, the French had their own form of boxing called savate that evolved in the 1800s. Their form was evolved to make sure that basically they didn't get arrested during that time period. You had a minimum five year sentence for hitting anybody with a closed fist, so they evolved their own form of kickboxing known as savate to avoid charges. Most of the sailors who had to fight a lot used their feet. That's what they did. They used their feet. They didn't use their hands. The most they used their hands to block and [inaudible 00:04:03] out of the way so they wouldn't have to worry about jail time.


In this day and age I teach to a wide range of people, primarily I am teaching to kids, kids kung fu, kids martial arts. They love that. When it comes to adults, I tend to focus a lot more on fitness and/or fighting. It depends on who I'm training with. I've focused a lot on fitness kickboxing, fitness-based boxing, even some martial moves in there added in to spice things up. I've also come in and used self defense training as part of everything.

We take care of diabetes, we take care of thyroid, we take care of hormone needs for women, we take care of people who have bone disease that's related to hormones.

Dr. Hasan:
Okay. Being a doctor takes up a lot of my time here at the office. I go to the hospital, I serve on committees in the hospital. Outside of that, I go hiking a lot. We have our dog, [Deeba 00:02:58], who I wish that you all could see. [Deeba 00:03:02] is part Husky, part Shepherd. She's got a split personality. Anybody who's a dog lover, that Shepherds are very loyal and obedient. Huskies are everything opposite of that. They like to go running off. She doesn't like being on a leash. But we take hikes every day.


I'll take about a 30-minute hike in the morning, about 20, 30-minute hike in the evening. We just enjoy spending time with him, my wife and I. On top of that, we have two ... Our great kids, 26 and 24, who are just the love of our lives, you could say. We enjoy spending time with them, go to the beach, play tennis, horseback riding. Our older son, he's a musician. We'll sit around either a camp fire or just around the dining table, and he can play us all sorts of music that he has helped compose. Our younger son enjoys doing everything there is, about stock market.

Weird Facts about Santa Clarita History




Have you ever heard of a drunk farm? I don't know about you, but I hadn't. It's far from a drunk tank. And the funny thing about this article is that I lived literally across the street from this location for four years and never knew anything about the history of this site.

In 1952 LAPD broke ground on building a drunk farm for alcoholic criminals. In 2017, that site is a water treatment plant, and the LAPD doesn't even jurisdiction here. We have L.A. Sheriff's Department. It is still a small town feel in Saugus, in Santa Clarita, California on Bouquet Canyon Road.

Saint Francis Dam failed 5 days after it was completed way back in 1928 sending a 180-foot wall of water down the Santa Clarita Valley killing 431 people. This was the second worst disaster in California's history and the GREATEST civil engineering disaster in U.S. History.

Santa Clarita History Simi Valley History - Dam Break


My own account,
When I was new in Real estate in the 80's in Simi Valley, an elderly lady named Alma came to me and asked me for help. She said they are trying to kill my sister. That's another story. I spent a long time that night listening to her. One thing she told me was when she was a young girl, she, her mom and her sister had to stand lookout on a tall tower. She spoke of seeing bodies and floods of water coming in at that time over the mountains. She pointed East. I mentioned this to many people in my 32 years in Simi and she was the only one that had any info. Now that I live in Santa Clarita everyone knows about that. It was the St. Francis Dam, a.k.a. San Francisquito dam break. The St. Francis Dam was a curved concrete gravity dam, built to create a large regulating and storage reservoir for the city of Los Angeles, California. At 11:57 p.m. on March 12, 1928, the dam catastrophically failed, and the resulting flood took the lives of an estimated 431 people.

What I know that others don't is that the mountain range between Stevenson Ranch Pico Canyon (S.W. of where Magic Mountain is located) is the other side of the private hills (private property) off the street Yosemite in Simi Valley, where there are also oil rigs. In Simi up in the hills, I looked down and saw Santa Clarita.

Why I Love my REALTOR® Interview


Tracy Elman is not your average REALTOR®. Tracy has an interesting background full of things she has done. Not just done but got very good at them. She also cares about others, and you can tell she does.

Why did you become a real estate professional?

Back 31 years ago, I was the first one in my family to get my real estate license. I did because we had our house for sale and had a bad agent. Instead of getting a lawyer I went to real estate school. I asked all my questions and loved the class, so I stayed on and got my license. Then I loved the business. Things were different then. There wasn't the computers and technology. We wrote contracts with NCR paper and made mimeograph copies. We took checks and put them in the broker's trust accounts.

Who are some of your business idols and role models? And why?

Well, there was not that many people who networked so we didn't know the successful people other than working with them, word of mouth and bus benches. So I didn't have any. Now I do. My broker is a role model for me. He is extremely well known, well liked, gives back to the community and is an excellent coach. Cindy in my office is another role model for me. She has a big heart and is a great support for me. My husband and my son are great teachers.

What's the most memorable experience you've had with a client?

Just because I had them doesn't mean they were good memories. lol. I had many, but one was a Korean lady, and I went to East LA at night to see a house that almost fell through the unsteady warped kitchen floor. The house was on stilts down a cliff and was at the top of the hill. Gang members chased us downhill to the car, I got in, and she was not there yet. I started the car and let her in. We drove back to the valley where the car in front of us had parts of the car flying off and hit my car. There was no payphone until we got to North Hollywood. I called 911 and was on hold so long I hung up and left. That was it for me. I learned about boundaries.

What makes you stand out from other real estate professionals?

I do what many realtors don't or won't do. I also have the knowledge, that many do not have and designations and experience. I also help and care about people. It is not all about me or money. I genuinely care.

What do you do for fun?

Now I spend time with my husband and son. We visit the kids and grandkids often. We used to t-hunt. T-hunt stands for transmitter hunting where we would triangulate the signal to find a 4-wheel drive vehicle with a CB radio in a game of hide and seek. I also write books sold on Amazon and other stores. I have recorded audio books as a voiceover artist. I do my own audio and video editing. I have received many awards and medals for them.

What are your favorite things to do in the neighborhood?

I enjoy meeting new people, getting to know them, enjoying a glass of iced tea with them. I also love to video them telling old stories.

What are your favorite restaurants in the neighborhood?

I love so many of the places to eat here. I guess I just love food. In the last month, I have eaten at Bobs Country Meats, Saugus Cafe, Hook Burger, Red Lobster, IHOP, and Baby Tuna.

What are some odd requests you've had from clients?

Would I marry their son? I am married. Can I change the light bulb for them?

Commercial Allience & Green Buildings for Energy Savings



Alliance to Cut Energy Consumption of Commercial Buildings

Commercial buildings account for 18% of the energy consumption and carbon dioxide emissions in the U.S. To reduce that impact, top executives from 19 commercial real estate companies have volunteered to join forces with the U.S. Department of Energy (DOE) to create the Commercial Real Estate Energy Alliance (CREEA).
The alliance includes executives from CB Richard Ellis, Cushman & Wakefield, Grubb & Ellis, Hilton Hotels Corporation, Jones Lang LaSalle, MGM Mirage, Transwestern, U.S. General Services Administration, USAA Real Estate Company, The Walt Disney Company, Wyndham Hotel and Resorts, American Hotel and Lodging Association, American Society of Heating, Refrigerating and Air-Conditioning Engineers, Building Owners and Managers Association, Illuminating Engineering Society of North America, International Council of Shopping Centers, National Association of Industrial and Office Properties, and the Real Estate Roundtable.
“The deployment of new energy efficient technologies and adoption by both public and private sectors are vital to achieving substantial change in building energy use throughout the U.S.,” said Scott Hine, acting program manager of DOE’s Building Technologies Program. “This collaboration will help speed the adoption of high-performance, energy-efficient buildings by the commercial real estate sector.”
CREEA links building owners and operators with applicable research and technologies being developed at DOE’s national laboratories. The alliance serves as a national forum to share best practices and practical experiences in energy efficiency. It is also a collective buying voice for the industry, encouraging building material suppliers to create more energy-efficient equipment.
CREEA is part of the department’s Net-Zero Energy Commercial Building Initiative, which aims to achieve market-ready, zero-energy commercial buildings by 2025. CBI also includes a National Laboratory Collaborative on building technologies, concentrating the efforts of five National Laboratories on the Net-Zero energy goal, and the Commercial Building National Accounts, which conducts cost-shared research, development and deployment for new building technologies among major national companies.

The alliance includes executives from CB Richard Ellis, Cushman & Wakefield, Grubb & Ellis, Hilton Hotels Corporation, Jones Lang LaSalle, MGM Mirage, Transwestern, U.S. General Services Administration, USAA Real Estate Company, The Walt Disney Company, Wyndham Hotel and Resorts, American Hotel and Lodging Association, American Society of Heating, Refrigerating and Air-Conditioning Engineers, Building Owners and Managers Association, Illuminating Engineering Society of North America, International Council of Shopping Centers, National Association of Industrial and Office Properties, and the Real Estate Roundtable.
“The deployment of new energy efficient technologies and adoption by both public and private sectors are vital to achieving substantial change in building energy use throughout the U.S.,” said Scott Hine, acting program manager of DOE’s Building Technologies Program. “This collaboration will help speed the adoption of high-performance, energy-efficient buildings by the commercial real estate sector.”
CREEA links building owners and operators with applicable research and technologies being developed at DOE’s national laboratories. The alliance serves as a national forum to share best practices and practical experiences in energy efficiency. It is also a collective buying voice for the industry, encouraging building material suppliers to create more energy-efficient equipment.
CREEA is part of the department’s Net-Zero Energy Commercial Building Initiative, which aims to achieve market-ready, zero-energy commercial buildings by 2025. CBI also includes a National Laboratory Collaborative on building technologies, concentrating the efforts of five National Laboratories on the Net-Zero energy goal, and the Commercial Building National Accounts, which conducts cost-shared research, development and deployment for new building technologies among major national companies.
