International Realtor finds Money

Local Realtor Tracy Elman has extra education and training in grants and funding assistance for new home buyers and experienced home buyers up to 2.6 million dollar earning families, or rebates on homes as high as 10 million dollars. 

Elman assists many types of buyers and sellers who need additional money to buy the home of their choice. For instance, need more down payment? How about doubling it when you don’t have it. Veterans and active military have limits but have no out of pocket expenses when keeping within those limits. Elman says, "Yes, there are some grants available for veterans with 100% loans even with construction loans and other assistance money." Coming from another country? Certain circumstances allow for travel expense reimbursement. How about free money for your future HOA dues? Recent college graduate? Have school loans? Qualify for free down payment money assistance. 

The number of assistance programs are so massive that it is impossible to have a complete search of grants and programs. However, Elman is very knowledgeable on the subject. In fact more so than most people in the real estate business. The good thing is she loves to help others and she works as a team player. Most of her clients purchase from homes hand picked by Elman then emailed to the client after working with a lender if needed. Then in a session with Elman, she discusses possible free money to assist you in your home or investment purchases. 

Elman advises that although she can help people globally the requirements and funds are different in each area. Say a family comes from Japan or China to buy in California, there is a potential program for them. “Every situation is unique,” says Elman. “I really need to know more about the lives of the families to find money for them.”

How Teachers Can Turn Summer Side Gigs Into Year-Round Work

While there is no doubt teachers are some of the hardest-working people around, the nature of their job affords them a significant amount of time off. A couple of months every summer, plus a couple of weeks at Christmas (along with various holidays and breaks) means they have time to pursue a side hustle to increase their income. Let’s take a look at a few summer side gigs for teachers that they can also work into their schedule during the school year.

Home Workspace
If you are going to pursue a side gig as a teacher, you should set up a dedicated workspace at home. Designating a specific area where you will work helps you focus and avoid the inevitable distractions that come with working at home. Setting consistent office hours will help with this as well. If your family knows you are working when they see in your workspace at a particular time everyday, they are less likely to interrupt you.

Make sure your workspace has all the equipment you need. Invest in a good laptop computer to start and add what you need as you get into your specific job.

Tutoring
Take advantage of your natural skills as a teacher and set up your own tutoring business during the summers and after school. You could focus on students in your own community who need extra help in your area of expertise; you’ll have a natural market with students at your school. You can also tutor students online through a service such as Wyzant, which matches tutors with students looking for help. Another hot area is test prep. If you have expertise in preparing students for the ACT or SAT, for example, your services will be in demand.

Teaching English as a Second Language (ESL)
There is no shortage of people who want to learn English. If you are good with languages, this may be a great opportunity for you. Local agencies in your community may offer classes, and you can also teach online. VIPKID is an industry leader in teaching English online, for example. You can set your own hours, and because you are teaching kids on the other side of the world, their schedules often match your off hours.

Selling Lesson Plans and Classes Online
As a teacher, you already have a stash of lesson plans you have put together for your classes. Guess what? Other teachers are looking for new lesson plan ideas. Why not package your plans and post them in an online marketplace for teachers?

You could also put your knowledge together into an online course and sell it on a platform like Udemy. The great thing about selling plans and classes online is that once you have put the information together, any income you make from it is passive (not directly tied to continuing time and effort from you).

Freelance Writing or Blogging
If you have writing skills, you can start your own freelance writing business. Whether your focus is magazine articles, website copy, business writing or more, there is boundless opportunity online. You can set up your own writing website or you can sign up for Upwork, which offers freelance services to a large audience.

Also consider starting a blog if you are passionate about a specific subject. While this won’t be an instant payoff in terms of income, consistent blogging over time will attract advertisers and build a loyal audience who will buy information products you create. Use a resource like Smart Blogger to get started.

Any of the ideas listed above can pay off for teachers who want to extend a summer side gig throughout the year. A little online research can turn up dozens of other ideas, including gigs like driving for Uber on nights and weekends or renting out an extra bedroom on Airbnb. You are only limited by your imagination.

We're going to make the best ant killer that there probably is. We're using boric acid, it usually comes in an unmarked white container. You can get it at a pharmacy, in our area you can't get it in a pharmacy anymore, you can only get it in the pest control section at the hardware store. Ace, Home Depot etcetera.


First we mark our containers as "Poison," We even  mark the spoon, so nobody uses this. Using one teaspoon of sugar, table sugar, and one squirt of Hot Shot or boric acid. It's boric acid, no matter what it's called. One squirt of powder. Then a few drops of water. Stir it up real good. You're going to make a paste. If you spill remember it's poison, so you want to make sure you clean it up. It has sugar because the ants are going to crawl from all the neighbors, they're going to turn all your poison you just made covered with black ants, or whatever color ants you have, and they're going to carry it back to the queen.


Therefore, the whole colony will eventually die, but they are going to come from the neighbors, they're going to come from all over, so don't be surprised. It's kind of fun watching it all turn black, when they come and get it. I use a Gatorade lid. A large Gatorade lid or medium, whatever you have. Then I use the spoon I mixed it with and pour a little bit into the Gatorade cap. Some people use an index card or a piece of paper. It's better if it's a paste. Then you just go and put it, I like to put this inside the cabinet where the ants can find it, the pets cannot, and children cannot.


So I put it into the cabinet and close it up. I also put the leftovers in there too, and just leave it. It eventually dries up, and then you have to make another batch or take a screw driver and scrape it off and leave the powder. It actually is more potent then. Keep doing this until they are gone. For my area it is about 3-days, twice a day, morning and afternoon.   

This one would be fine outside, in a place where cats are not going to go and get it. In my video I made it wrong by putting too much water in it. Do not put the paper cup you mix with under the water, put the spoon under the water to catch 2 drops, then pour in and stir to make paste.  

 So I hope that everybody learns from this, and has great success and fun watching all the ants come and get it. I have been using this since 1995. It works!

Hi. This is Tracy Elman. I'm here with Dr. Hasan. He is going to give us a little capture of what he does throughout his day.

Dr. Hasan:
Hi there. I'm Sy Hasan. I'm really glad to shoot this video along with Tracy. Tracy has been a patient of ours for about two years now. Started my practice two years ago here in Santa Clarita. I inherited this practice from a Dr. Garcia, who had been here about five years. He brought it up to a very nice place. I'm proud to be one who took it over. Our practice is endocrine. We do all sorts of patients. We see little babies. I saw a baby who was about five days old just last week. We follow through to older age patients. We see people of all ages. We take care of diabetes, we take care of thyroid, we take care of hormone needs for women, we take care of people who have bone disease that's related to hormones.


Everything that's possibly could be done for your hormones is what we do here in our office. Really happy to be here. Wanted to share with people our location. It's in Santa Clarita. Thank you doctor. I love having you as my doctor. Yes, I give you permission to go talk about me. What do you do when you're not a doctor?

Dr. Hasan:
Okay. Being a doctor takes up a lot of my time here at the office. I go to the hospital, I serve on committees in the hospital. Outside of that, I go hiking a lot. We have our dog, [Deeba 00:02:58], who I wish that you all could see. [Deeba 00:03:02] is part Husky, part Shepherd. She's got a split personality. Anybody who's a dog lover, that Shepherds are very loyal and obedient. Huskies are everything opposite of that. They like to go running off. She doesn't like being on a leash. But we take hikes every day.


I'll take about a 30-minute hike in the morning, about 20, 30-minute hike in the evening. We just enjoy spending time with him, my wife and I. On top of that, we have two ... Our great kids, 26 and 24, who are just the love of our lives, you could say. We enjoy spending time with them, go to the beach, play tennis, horseback riding. Our older son, he's a musician. We'll sit around either a camp fire or just around the dining table, and he can play us all sorts of music that he has helped compose. Our younger son enjoys doing everything there is, about stock market.

Alliance to Cut Energy Consumption of Commercial Buildings

Commercial buildings account for 18% of the energy consumption and carbon dioxide emissions in the U.S. To reduce that impact, top executives from 19 commercial real estate companies have volunteered to join forces with the U.S. Department of Energy (DOE) to create the Commercial Real Estate Energy Alliance (CREEA).
The alliance includes executives from CB Richard Ellis, Cushman & Wakefield, Grubb & Ellis, Hilton Hotels Corporation, Jones Lang LaSalle, MGM Mirage, Transwestern, U.S. General Services Administration, USAA Real Estate Company, The Walt Disney Company, Wyndham Hotel and Resorts, American Hotel and Lodging Association, American Society of Heating, Refrigerating and Air-Conditioning Engineers, Building Owners and Managers Association, Illuminating Engineering Society of North America, International Council of Shopping Centers, National Association of Industrial and Office Properties, and the Real Estate Roundtable.
“The deployment of new energy efficient technologies and adoption by both public and private sectors are vital to achieving substantial change in building energy use throughout the U.S.,” said Scott Hine, acting program manager of DOE’s Building Technologies Program. “This collaboration will help speed the adoption of high-performance, energy-efficient buildings by the commercial real estate sector.”
CREEA links building owners and operators with applicable research and technologies being developed at DOE’s national laboratories. The alliance serves as a national forum to share best practices and practical experiences in energy efficiency. It is also a collective buying voice for the industry, encouraging building material suppliers to create more energy-efficient equipment.
CREEA is part of the department’s Net-Zero Energy Commercial Building Initiative, which aims to achieve market-ready, zero-energy commercial buildings by 2025. CBI also includes a National Laboratory Collaborative on building technologies, concentrating the efforts of five National Laboratories on the Net-Zero energy goal, and the Commercial Building National Accounts, which conducts cost-shared research, development and deployment for new building technologies among major national companies.
